Painting Done to Last, Not Just Look Good

Most painting jobs fail at the prep stage, not the paint stage. Scotty Woodhouse approaches painting the same way he approaches every trade: the work you don't see is what determines how long the work you do see actually holds. Whether it's interior rooms after a full home remodeling or exterior surfaces on a Maine coastal home, the prep matters more than the brand on the can. If you're comparing quotes and one comes in dramatically lower, ask what's getting skipped. Call (207) 544-3126 and Scotty will walk you through exactly what the job involves.

Painting scope runs from a single room touch-up to full exterior repaints on older homes, and cost follows scope closely. Surface condition is the biggest variable: bare wood, peeling paint, weathered trim, and damaged drywall all add prep time before a brush goes near anything. On exterior work specifically, Maine's freeze-thaw cycle destroys paint that was applied over moisture or improperly primed surfaces. Interior work depends on square footage, ceiling height, number of coats, and how much furniture and finish trim needs to be protected. Every job is different. Contact Woodhouse Builders LLC for an accurate estimate.

What Separates a Good Paint Job From a Failed One

The answer is almost always surface preparation, not the paint itself.

01

Surface Cleaning

Dirt, mildew, and chalking old paint are stripped before anything new goes on. Painting over contamination is the fastest way to guarantee peeling within a season.

02

Crack and Hole Repair

Gaps in trim, holes in drywall, and cracked caulk lines get filled and sanded flat. If you can feel it before paint, you'll see it after. We don't skip this step.

03

Proper Priming

Not every surface takes paint the same way. Bare wood, repaired drywall, and previously painted surfaces each need different primers. Skipping primer is a one-year paint job.

04

Edge and Masking Work

Trim, ceilings, windows, and floors get masked or cut in by hand. Tape alone isn't enough on textured surfaces. Clean lines are a skill, not a product.

05

Correct Coat Count

One coat saves time on the invoice and costs you two coats within three years. Most interior work needs two finish coats over primer. Exterior work in Maine's climate sometimes needs more.

Exterior Painting

Maine Exteriors Need More Than a Coat of Paint

Exterior painting on Maine homes is a different problem than it is in milder climates. Moisture infiltration, wood rot at window sills and corner boards, and paint applied over damp surfaces are the three most common reasons an exterior repaint fails before it should. Older homes in the area's historic neighborhoods often have multiple layers of oil-based paint under latex, which requires specific prep and priming to bond correctly. Cedar clapboard and cedar shake siding each have their own requirements, and getting that wrong shows up in your paint job within two winters. We've done enough exterior work alongside cedar shake siding and clapboard repairs to know what those surfaces need before paint goes on. We won't put finish coats over a problem we can see.

How We Work

The Process From First Call to Final Walkthrough

  1. 01

    Assessment

Scotty looks at the surfaces, notes the condition, identifies any rot, damage, or adhesion issues, and gives you an honest scope before any work starts.

  2. 02

    Prep and Repair

Scraping, sanding, filling, caulking, and priming. This is where most of the labor goes, and it's the part that determines whether the finish coat lasts two years or ten.

  3. 03

    Finish and Cleanup

Paint goes on over properly prepared surfaces. Furniture and floors are protected. When we leave, the space is usable. No overspray on your trim and no drips on your hardwood.

Painting Paired With Other Trades

01

After Drywall Repair

Freshly repaired drywall needs to be primed correctly before painting. We handle both, which means the surface is ready and we know exactly what's underneath.

02

New Room Additions

When a room addition or renovation wraps up, painting is the finish step. Having one contractor handle framing to finish means one call, not three.

03

Tile and Flooring Installs

Paint sequencing matters around tile installation and flooring. Getting the order wrong means paint on your grout lines or drips on your new floors.

04

Bathroom and Kitchen Work

High-moisture rooms need specific paints and careful surface prep. After a bathroom remodel, the paint finish affects how long the rest of the work holds up.

Three Things to Ask Any Painter Before You Hire

  1. 01

    What's the prep process?

If they can't describe it in specific terms, the answer is probably 'not much.' Good prep takes more time than the paint itself on most jobs.

  2. 02

    How many coats are included?

Get this in writing. One coat over bare or patched surfaces is not a complete paint job, regardless of what the quote says.

  3. 03

    What happens if something fails?

A contractor who won't answer this question is one who doesn't plan to be around to fix it. Scotty puts his name on every job.

Painting Questions We Get Asked

How long should exterior paint last on a Maine home?
A properly prepped and primed exterior in Maine's climate should hold for seven to ten years, depending on sun exposure, moisture levels, and the condition of the substrate. South-facing walls and surfaces near the roofline tend to fail first because of UV exposure and heat cycling. Paint that fails in two or three years almost always traces back to inadequate prep, moisture in the wood at application, or a single coat where two were needed.
What's the difference between oil-based and latex paint for trim work?
Oil-based paint levels out to a harder, smoother finish on trim and is more resistant to scuffs. It takes significantly longer to dry and requires solvent cleanup, but on high-traffic woodwork like door casings and window sills, it tends to hold up better over time. Latex has improved substantially, and modern waterborne alkyd hybrids close most of the gap. The right answer depends on the existing paint on the surface and how much the trim sees.
Can you paint over wallpaper instead of removing it?
You can, but it's almost never the right call. Wallpaper seams telegraph through paint, adhesive can fail unevenly when wet paint is applied, and any future removal becomes a much worse project. The correct approach is removal, skim-coating the wall surface where adhesive and facing paper have been stripped, letting it fully dry, priming, then painting. Skipping any of those steps shows up in the finish.
How do you handle paint on old wood trim with multiple layers already on it?
Multiple paint layers build up at edges and corners over time, softening the detail on wood moldings and creating thickness problems around door frames. On older homes, lead paint is also a real possibility in layers below the top coat, which affects how we handle prep and disposal. We assess the existing layer count and condition first. Heavy buildup usually warrants stripping before any new paint goes on.
Does the color or sheen level affect how durable the paint is?
Sheen level does. Higher sheen paints, like semi-gloss and gloss, are harder surfaces that clean more easily and resist moisture better. Flat finishes hide surface imperfections well but absorb moisture and scuff more easily. For kitchens, bathrooms, and trim, higher sheen is usually the right call. For ceilings and low-traffic walls where you want to hide texture variation, flat or matte makes more sense. Color doesn't materially affect durability.
