What Roofing Work Actually Costs You

Roofing in Maine isn't a summer project you can push off another season. Ice dams, freeze-thaw cycles, and nor'easters find every weak point in a roof system, and a small leak that goes unaddressed in October can open into a ceiling problem by February. If you've noticed missing shingles, water stains on interior ceilings, or visible sagging along a ridge line, the right call is to get a contractor on site before winter closes in. Woodhouse Builders LLC handles roofing from initial inspection through final cleanup, so there's no coordinating between separate crews. Call (207) 544-3126 to get eyes on it fast.

What a roofing job costs depends on several things: the pitch of the roof, total square footage, how many layers are already on the deck, the condition of the sheathing underneath, and what materials you choose. A straightforward single-story re-roof with basic architectural shingles is a very different job from stripping multiple layers off a steep-pitch Victorian in the West End, replacing rotted decking, and installing ice-and-water shield all the way up every valley. We won't quote a number until we've seen the roof, because a number pulled from a chart doesn't account for what's actually under those shingles. Every job is different -- contact Woodhouse Builders LLC for an accurate estimate.

Why It Fails

How Maine Roofs Break Down

Most roof failures in this climate don't happen all at once. They build up over years.

01

Ice Dam Damage

When heat escapes through an under-insulated attic, it melts snow at the ridge. That meltwater runs down and refreezes at the cold eaves, backing up under shingles. You won't see it happening, but the water infiltration into the deck and walls is already started.

02

Flashing Failures

Most leaks don't come through shingles. They come through flashing at chimneys, skylights, valleys, and roof-to-wall intersections. Caulk-only flashing jobs don't last more than a few seasons before the expansion and contraction of a Maine winter opens the joint back up.

03

Deck Rot

You won't know how bad the sheathing is until the old material comes off. Roofs that were patched over instead of properly replaced often hide significant rot underneath. Replacing those boards adds cost, but skipping it means the new roof is nailed into something that won't hold.

04

Inadequate Ventilation

A roof without proper soffit-to-ridge ventilation traps heat and moisture in the attic year-round. In summer it drives up cooling costs. In winter it accelerates ice dam formation and shortens shingle life by years. Ventilation isn't optional -- it's part of the system.

Our Process

How We Run a Roofing Job

  1. 01

    Inspect Before Quoting

We get on the roof and look at the deck, flashings, ridge, valleys, and penetrations before we write a number. Anything we find that changes the scope, we tell you about upfront, not mid-job.

  2. 02

    Full Tear-Off Where It's Needed

Laying new shingles over failing old ones is a shortcut that fails fast. When the deck condition warrants it, we tear to the sheathing so we know exactly what we're nailing into.

  3. 03

    Cleanup on Our Way Out

We tarp the perimeter before a shingle comes off, and we run a magnet sweep over the yard before we leave. Roofing debris in a lawn or driveway is not a small thing. We don't leave that problem for you.

What We Cover

Roofing Services Woodhouse Builders Handles

  1. 01

    Roof Replacement

Full tear-off, sheathing inspection and replacement where needed, ice-and-water shield installation, architectural or 3-tab shingles, ridge cap, and all flashing.

  2. 02

    Leak Repair

Locating the actual source of a leak is harder than it sounds -- water travels. We trace it to the origin point and fix the cause, not just the visible symptom.

  3. 03

    Flashing Repair and Replacement

Chimney, skylight, valley, and step flashing. We don't caulk over failing metal and call it done. When the flashing is the problem, it gets replaced properly.

  4. 04

    Storm Damage Assessment

After a heavy storm, shingles can lose granules or lift without obvious visual signs from the ground. We get up and document what's there so you have an accurate picture of the damage.

Works Alongside Your Other Exterior Projects

A roofing job is often the right time to address other exterior work before scaffolding comes down.

If you're replacing a roof, it's worth looking at the exterior siding at the same time. Rotted fascia boards, failing rake trim, and damaged soffits are all easier to address while work is already staged at the roofline. We handle carpentry, additions, and full renovations, so if the roof job uncovers something bigger, you don't need to find another contractor to take it from there. One crew, one conversation.

Questions Homeowners Ask About Roofing

How much does roof replacement actually cost?
There's no honest single-number answer. Square footage, roof pitch, layer count, decking condition, and material choice all move the number significantly. A basic ranch-style re-roof is a fundamentally different job from a multi-pitch two-story with dormers and multiple penetrations. We don't quote off specs -- we quote off the actual roof. Every job is different -- contact Woodhouse Builders LLC for an accurate estimate.
What's the difference between a repair and a full replacement?
If damage is isolated to a small section and the rest of the roof still has life in it, a repair makes sense. If shingles are brittle across the whole surface, the deck shows widespread soft spots, or you've got multiple leaks appearing, replacement is usually the better investment. Patching a roof that's already failing just delays the same conversation by a year or two.
Do Maine homes need ice-and-water shield under the shingles?
State code requires it at the eaves, but that's a minimum. In this climate, running ice-and-water shield up through the valleys and around every penetration is the right call. Valleys are where meltwater concentrates, and that's exactly where an ice dam pushes water back up. Felt alone in a valley won't hold.
How long does a roof replacement take?
A standard single-story replacement is typically a one to two day job in good weather. Larger or steeper roofs take longer, and if we find significant sheathing rot once the tear-off is done, that adds time. We don't rush a job that needs another day -- a roof installed fast and installed correctly aren't always the same thing.
What causes most residential roof leaks in older homes?
Flashing failure is the most common source, especially at chimneys and where a roof meets a vertical wall. Older homes also tend to have valleys that were done with cut shingles instead of open metal flashing, and those joints fail eventually. Shingle failure over the field of the roof is actually less common than most people assume -- look at the penetrations and transitions first.
